Making payments
Rent payments are due on the first of each month, and you can pay early, starting on the 28th of the month. You have a few options to make your monthly rent payments with us. We’ve made it as easy as possible.
Make sure you set up your payment account.
The easy and secure way to pay your rent or make other payments to Invitation Homes is through your online account.
How to get started:
Set up your account by searching your email for a message with the subject line “Invite to payment portal” from [email protected] , and follow the onscreen prompts.
You’ll pay your monthly rent to Invitation Homes there. Unless your lease otherwise permits, payments over the phone are not accepted. You can pay any outstanding balances today and next month’s rent payments starting at noon on the 28th of each month.
Rent payments are due on the 1st of each month, and late fees are outlined in your lease. Sign up for autopay and take 1 more thing off your to-do list. For more detailed payment instructions, read the guide .
Bank accounts require verification, which can take up to 48 hours, before they can be used for rent payments.
Want to make a 1-time online payment?
Once again, your payment account makes it easy to stay on top of rent and other payments.
Select the “Make Payments” tab or “Pay Now” button and choose whether to pay by credit card or bank account.
The One-Time Payment screen with charges and fees for the month will appear. Scroll to the bottom and select "Payment Account."
Select the "Next" button.
Accept the terms and conditions and submit your payment.

From the Payments page select "Auto-pay Setup."
Select your payment account, start date, end date and payment day.
Select "Next."
Review the confirmation on your screen to ensure accuracy.
Accept the Terms & Conditions and select “Set Up Auto-Pay."
Pay rent in cash at a store near you.
We accept cash rent payments at participating stores. To use the walk-in payments system (WIPS), visit your payment portal to get a unique barcode. The barcode can be scanned by cashiers at your specified cash payment locations.

Making payments frequently asked questions
Can I pay my rent late?
It is best to always pay your rent on time but if you do miss your due date, you will have a grace period to pay before you are charged late fees. Your grace period and the late fees you could be charged are specified in your lease agreement.
How much is each late fee?
Rent payments are due on the first of each month. Fees for late payments are outlined in your lease and may vary according to state regulations.
How can I make a partial payment on my rent?
Invitation Homes does not accept partial payments. If you need to enter a payment arrangement, use our Contact Us page.
Who do I contact when I have issues with amount of rent showing due in the portal?
If you have questions about the amount of rent due shown on your account, please contact your leasing professional or use our Contact Us page.
What payment methods do you accept?
We accept various payment methods, including credit cards, debit cards, and ACH payments. Find out about our payment options .
Can I pay rent at the Invitation Homes leasing office?
Visits to our local offices can be made by appointment only. We recommend you make payments online.
Is there a drop box for rent payments when the office is closed? Where is the 24-hour drop box located?
Some offices may be equipped with drop boxes. We recommend you make payments online. You can pay rent in cash in person at participating stores. Log into your payment portal to get the code to use at cash payment locations.
Is it possible to make my late payment with a credit card, over the phone or at a cash payment location?
Yes, you can make late payments online through the payment portal using your credit card.
