In addition to caring for our 80,000+ wholly owned properties, we recently announced a new era for Invitation Homes: providing third-party professional property and asset management services to portfolio owners of single-family rental homes. This next phase of Invitation Homes’ evolution is being launched through an inaugural agreement with a third-party portfolio owner that will bring 14,000+ single family homes onto our platform.
Third-party property management plays an important role in the single-family rental space, taking care of a full suite of day-to-day operations of a property on behalf of the owner, including leasing and renewals, maintenance, and customer service, along with HOA engagement and compliance, insurance, and other lease requirements.
Third-party property management companies are subject matter experts, with special knowledge and skills in property management, and prepared to handle the variety of needs that residents may have. These companies are equipped with the experience and resources to keep properties in top shape and can help ensure a smooth transition between residents.

Entering third-party property management is the natural evolution and expansion of our best-in-class platform and will provide us with meaningful growth in scale and profitability. The opportunity fits efficiently into our operations – with the vast majority of the homes located in our existing footprint – and provides us a unique chance to scale our markets and move into new markets that we find attractive.
