April 2012

Invitation Homes is founded

Invitation Homes purchases its first home in Phoenix, establishing a vertically integrated, single-family rental home company with local investment and property management teams in-house on day one.

2013: Creating a new form of financing

Invitation Homes completes the first-ever securitized financing for residential rental homes, setting in motion a new form of investment in single-family rental homes.

2014-2015: Building an efficient platform

Invitation Homes continues to build an efficient platform for single-family rentals, leveraging local experts and technology in its markets by rolling out a “pod-based” operations model with teams of 10- 15 local company associates who oversee all the needs of a defined set of homes in their market.

2015-2016: Continued growth and expansion to serve residents

Invitation Homes’ occupancy stabilizes to 90% for total portfolio and 95% for Same Store portfolio. The company continues to grow its portfolio of homes to 50,000 across 13 markets and improves its services, launching ProCare proactive maintenance to better serve residents.

February 2017

Invitation Homes IPO

Invitation Homes begins trading on the New York Stock Exchange under the ticker symbol “INVH.” Invitation Homes’ initial public offering (IPO) raises approximately $1.77 billion and is the second- largest real estate investment trust (REIT) IPO in history.

August – November 2017: Creating a best-in-class single-family rental company

Invitation Homes and Starwood Waypoint Homes announce and close a $20 billion merger to create a best-in-class single family rental company. The combined company begins operating as InvitationHomes, with more than 80,000 homes.

March 2019: The leader in single-family rentals

Invitation Homes completes merger integration, combining all assets on a single operating and technology platform – cementing the company as the leader in the single-family home rental industry.

October 2020: Meeting increased demand 

Invitation Homes enters a joint venture with Rockpoint Group to acquire approximately $1 billion in homes, positioning the company for growth amid increasing demand.

July 2021: Addressing the skills gap

Invitation Homes launches the Step Up, Stand Out initiative with SkillsUSA to help close the skills gap and expand skilled trades education.

Introducing new homes to the market

Invitation Homes forms a strategic relationship with PulteGroup to build 7,500 homes for the growing share of Americans who are opting not to buy a home, helping to address the lack of supply in single-family homes.

August 2021 to January 2022: Continued commitment to resident satisfaction

Invitation Homes’ commitment to resident satisfaction results in an all-time average company-wide rating of 4.0 on Google and Yelp combined.

Our "All Time Rating" (average rating of every Google and Yelp review we've received going back to 2013) is 4.18 as of February 2023

February 2022 : Helping people achieve homeownership

Invitation Homes becomes the lead investor in Pathway Homes, a new company that helps people lease a home and work toward homeownership. The company also announces a second joint venture with Rockpoint to acquire homes in premium locations and at higher price points.
