Invitation Homes is proud to provide high-quality homes and superior service to the growing number of Americans looking to lease a single-family home. Across our 16 markets, we help a diverse set of residents create a home in one of our 80,000+ houses. But despite the differences that make individuals and families unique, our residents share similarities that attract them to our product. Invitation Homes works diligently to meet the needs and expectations of current and future residents by paying close attention to these shared preferences. Let’s take a closer look at who Invitation Homes’ residents are, what they want, and how we continue to deliver for them.
Invitation Homes Residents
In our most recent new resident survey, we found that there are three primary types of communities that residents aspire to live in: family-oriented, convenience-focused, and pet-friendly. It also showed that the top two reasons for moving were a need for more space and a desire to be closer to work. That’s why we prioritize operating in growing markets with desirable neighborhoods that are close to good schools and have easy access to employment centers. We also welcome residents’ furry friends with our pet-friendly leasing policy . Matching our product and services to these preferences helps attract a typical resident that is 39 years old with an average annual household income greater than $134,000. The majority of residents – approximately 82 percent – are employed full-time, more than half have children, and more than half have pets.
What Residents Value
By offering modern homes with ample space, we’re meeting the needs of a growing share of the population that’s looking for the amenities a single-family home provides without a mortgage or the obligations that come with homeownership. For example, many residents value the services that are offered when leasing a single-family home, including smart home technology, automatic energy-saver appliances, pest control, lawn care and landscaping, and on-demand handyman services for repairs. Moreover, more than 40 percent of new residents agree that leasing a house with Invitation Homes offers more flexibility than homeownership, and more than half view the price of our homes and services as an affordable option.
Supporting Residents in the Future
Our residents most often fall into three categories – aspirational, transitional, and preferential. Aspirational residents desire to buy a home one day, transitional are often moving between locations, and preferential are those who choose a worry-free leasing lifestyle. We work hard to meet the needs of all types of residents, including supporting resident pathways to homeownership. Earlier this year Invitation Homes announced our role as the lead investor in Pathway Homes , a new company that works with customers to identify and purchase a home, offering them the opportunity to first lease and then buy the home outright at a future date. We’ve also helped many Invitation Homes’ residents reach homeownership through the Resident First Look™ program, where we identify homes for sale and offer residents an opportunity to purchase their home before it’s placed on the open market.
