Invitation Homes is excited to announce nearly 20 build-to-rent (BTR) communities that are open and actively leasing, including properties in the Carolinas, Georgia, Tennessee, Florida, Texas, Arizona and California. These newly built homes provide the high-quality living experience our residents seek, and our BTR operations enable individuals and families to live in desirable neighborhoods they may not be able to afford as homeowners. Given the continued challenge of a lack of housing supply in the U.S., these new homes are helping meet the demand for single-family homes, often at a lower price point than owning, while maintaining modern amenities and features.
Invitation Homes’ approach
We partner with various homebuilders across the country to build homes for lease. We strategically select the location of these communities in desirable school districts and neighborhoods that are conveniently located near downtowns and shopping centers. With the growing spread between the cost of buying versus leasing a home — not to mention high interest rates, property taxes and home insurance premiums — we’re also able to help individuals save money and build financial stability during their time with us.
With the average resident staying with us for about three years, we know that for residents who are looking to settle down and make a community their own, our BTR homes are a perfect choice. In the event that a resident decides to move or unforeseen circumstances arise, like a job transfer, our BTR homes provide flexibility. Residents can stay for their lease term, make their house a home, and then make the best choice for them when the term is up.
What our homes offer
Our BTR communities vary by market, but many communities offer beautiful amenities like a playground for children, a resort-style pool and a lawn maintenance package, which are factored into rent. For example, in Tampa, one of our communities has a boat launch and beach volleyball facility. Communities have a centrally located leasing model center where future residents can tour a furnished model to understand the community lifestyle and how the home feels with furnishings.
We’ve also started introducing townhome communities. Our townhomes usually offer a fenced-in yard, a garage, and luxury features like granite or quartz countertops, spacious living rooms, and loft space for a home office. Our townhome communities are an excellent opportunity for young families to experience a brand-new home.
The future of BTR
Additional new communities are opening this summer, and by year-end, we’ll have more than double the total number of newly constructed BTR communities. Our approach to BTR will remain consistent with what has ensured Invitation Homes’ success thus far: creating a desirable option for a growing share of Americans who want flexibility and choice in housing. We want all Invitation Homes residents to have the same positive experience moving into our newly constructed BTR homes as they do with our existing homes.
